In Development: Hearthside Commons

Hearthside Commons is a contemporary, seven-story, 36-unit apartment community thoughtfully designed to support the needs of senior residents. Located at 1233 S Bedford Street in Los Angeles, this residential development features 36 one-bedroom units, including 27 designated for low-income households, 8 for moderate-income residents, and 1 on-site manager’s unit. Of the total units, 9 will be set aside for seniors with developmental disabilities, providing specialized housing within an inclusive, supportive environment.

ADA and Green Building Compliant

The building reflects a commitment to accessibility, sustainability, and livability. All residential units—ranging in size from approximately 540 to 577 square feet—are located on the second floor and above, accessible by a central elevator. The structure is fully ADA-compliant and built in accordance with the California Green Building Code. Its all-electric infrastructure and energy-efficient systems underscore its focus on environmental sustainability

Creating Community

The first floor includes essential community and support spaces: a welcoming entry lobby, property management and social services offices, mail/delivery area, laundry facility, and a spacious community room. These features promote a sense of belonging and ease of access to resources. The building will be fully Wi-Fi enabled throughout all common areas, enhancing connectivity for residents. 

Promoting Wellness

Designed to promote wellness and connection, the property will host a range of supportive services tailored to seniors, including wellness classes, financial literacy workshops, individualized case management, and specialized support for residents with developmental disabilities. Exterior and interior designs use varied textures, materials, and colors to create a visually engaging and welcoming environment.

Hearthside Commons aligns with the City of Los Angeles’ strategic priorities to expand affordable, high-quality housing for seniors. The project is being financed through 9% Low-Income Housing Tax Credits, ensuring long-term affordability while delivering a safe, dignified, and connected living environment for older adults.
